If you're a qualified electrician looking for steady inspection and testing work, rented homes are one of the most reliable sources there is. This guide covers where landlord EICR work comes from, what landlords and letting agents look for when they choose an electrician, and how to start taking EICR bookings near you.
Why there's steady demand for EICRs
Since 2020, every private landlord in England has had to get their property's electrical installation inspected and tested at least every five years. That means a constant stream of renewals across millions of rented homes. On top of that, landlords book:
- Follow-up inspections and remedial work after an unsatisfactory report.
- PAT testing for the appliances they supply, especially in furnished lets and HMOs.
- Smoke and carbon monoxide alarm checks at the start of new tenancies.
Letting agents manage many properties at once, so a good relationship with an agent can mean regular, repeat work.
Where electricians find landlord work
There's no single answer, and most electricians use a mix:
- Letting agents. Introduce yourself to local agents. They value someone who turns up on time, deals with tenants professionally and sends the report quickly.
- Landlord networks. Local landlord associations and property meet-ups are good places to be recommended.
- Your own online presence. A Google Business Profile with genuine reviews helps landlords find you when they search for "EICR near me".
- Lead websites. Some sites charge you for each lead, whether or not you win the job, so work out the real cost per job.
- Booking platforms. On a platform like RentalComply, landlords book you directly at the price you set, and you don't pay for leads.
What landlords and agents look for
When landlords compare electricians, these are the things that win bookings:
- A clear, fixed price before they book, with no call-out quote to chase.
- Availability within their deadline.
- A proper report. It should include the schedule of test results, clear limitations and codes that are explained in plain English.
- A quick turnaround, so they can send the report to tenants well within the 28-day limit.
- Fair remedial quotes, itemised and linked to the codes in the report.
- Good reviews from other landlords.
Qualifications you'll need
To carry out EICRs, you need a Level 3 inspection and testing qualification, such as:
- City & Guilds 2391-52, 2391-50 or 2391-51
- City & Guilds 2394 and 2395
- EAL Level 3 Inspection and Testing
Membership of a competent person scheme such as NICEIC, NAPIT or ELECSA isn't required on RentalComply, but it's shown on your profile if you have it.
For PAT testing, a recognised PAT qualification is enough, so you can offer PAT testing and alarm checks even if you don't do EICRs.
How RentalComply works for electricians
- Create a free account. Tell us about your business and the postcode you work from.
- Choose your services and prices. Set a fixed EICR price for each property size, and add PAT testing or alarm checks if you offer them.
- Set your area and hours. Choose how far you'll travel, from 5 to 100 miles, and open the time slots you want to work.
- Upload your documents. You'll need your qualification certificate, photo ID, a DBS certificate no more than three years old and at least £2 million of public liability insurance. You'll also connect your bank account through Stripe.
- Get verified. We check your details, usually within 1–2 business days.
Once you're approved, landlords and letting agents whose property is in your area can book a slot from your availability. You have up to 12 hours to accept each booking request, and the customer is charged when you accept. After the job, you upload the report, and payment goes to your bank the following Monday.
What it costs: nothing to join, no subscription and no lead fees. Our fee is added on top of your price for the customer, so you keep 100% of the price you set.
We can't promise a set number of jobs. Your bookings depend on demand in your area, your prices, your availability and your reviews.
Tips for winning more bookings
- Price competitively for your area. Landlords see your price next to others nearby.
- Keep your availability up to date, and open enough slots for landlords with tight deadlines.
- Accept requests quickly. Landlords would rather book someone who confirms fast.
- Upload reports promptly. It gets you paid sooner and makes landlords more likely to book you again.
- Ask happy customers for a review.
- Add PAT testing and alarm checks if you're qualified. They often go well with an EICR on the same visit.
