What is a SAP assessment?

The Standard Assessment Procedure (SAP) is the government's method for calculating the energy performance of a new home. A SAP calculation shows whether a new build or conversion meets Part L of the Building Regulations, and is the basis of the property's first EPC.

Building control will ask for a design-stage SAP before work starts and an as-built SAP and on-construction EPC at completion. Compare accredited On Construction Domestic Energy Assessors (OCDEAs) near you, see fixed prices and book your SAP assessment online.

FAQs

SAP Assessment: common questions

How much does a SAP assessment cost?

Each assessor sets a fixed price by property size, so you see the full price before you book. Enter your postcode to compare prices from assessors who cover you.

When do I need a SAP calculation?

For every new dwelling, including homes created by converting a building or splitting a house into flats. Building control needs it to sign the work off under Part L of the Building Regulations. Extensions to an existing home don't normally need a full SAP.

What is the difference between a SAP assessment and an EPC?

An ordinary EPC is a survey of an existing home. A SAP assessment works from the plans and specification of a new home or conversion, then produces a predicted EPC at design stage and an on-construction EPC once it is built. It needs an assessor with OCDEA accreditation.

When should I book my SAP assessment?

As early as you can, ideally before work starts. Building control needs the design-stage calculation before construction begins, and finding a problem at the design stage is far cheaper than fixing it once the walls are up.

What will the assessor need from me?

Your architectural drawings (floor plans, elevations and sections) and the specification for insulation, windows, heating, hot water and ventilation. At completion they also need the air tightness test result and details of anything that changed during the build.

Do commercial buildings need a SAP?

No. SAP is for homes only. Commercial and other non-domestic buildings use a different method, SBEM, carried out by a non-domestic energy assessor.

Are the assessors checked?

Yes. Before any engineer can take bookings on RentalComply we check their qualifications, insurance, ID and DBS, and track renewal dates so nothing lapses.
